The below commentary is for projects under $5M in value based on our experiences with a variety of architects in Brisbane, Ipswich and the Sunshine Coast.
There’s so much great stuff out there online. Instagram inspiration, Pinterest, and the like. But it’s never really obvious as to how much was added to the house or how many square metres were built and what wasn’t done, or what had to be done but isn’t seen.
What wasn’t touched on the existing house? Was it a complete overhaul of the existing structure?
Were there costs to replace the existing services?
How much per slab is the feature stone or total cabinetry package?
All of these types of questions really form the scope of work that effect cost without the cool architecrural bits even being costed yet.

Typically in Brisbane, in the current climate, architectural building projects cost in between $7000 per square metre to upwards of $12,000 a square metre.
This is mainly driven on the size of this structure or built floor area, the complexity of the structure, the level of interior finishes and site constraints, such as; a sloping block, difficult access, challenging overlays to comply with like bushfire, flood and character.
If you want to fully renovate a 3-5 bed with 2-3 bath house to an architectural finish, a rough target will be between 2 to 4 million.

Due to recent inflation post 2020, you cannot address the whole floor plan for less than $1 million anymore when undertaking significant refits and renovations.
A great way to gauge the cost of a project is talk directly with your selected architect at feasibility stage and get them to give a few examples of recently completed work and calculate a floor area divided by the build cost or contract price, including architect’s fees to understand the true cost per square metre of that project.
For example, 300 square metres of built floor area including external works like pool and landscaping.
$2,226,000/300m2 = $7,420/m² project cost.
